This is a legal review, not planning or design advice. It does not tell you whether council will approve your development or what you could build on the site. A town planner or architect advises on that, and we can connect you with trusted professionals in our network.

Prices include GST. The standard report covers 1 title, up to 3 registered dealings and 1 development objective for residential or rural residential land. Commercial, industrial, strata and community title properties are quoted separately. Payment is made at booking, searches are ordered once payment clears, and search costs cannot be refunded once ordered.

Going ahead with the purchase? We credit $250 of your report fee against our contract review or conveyancing fee if you engage us for the same property within 90 days.

Frequently Asked Questions

Can I subdivide my property?
Whether council will approve a subdivision is a planning question for a town planner. Our check tells you whether anything on the title or in the planning records is a legal obstacle, such as a covenant against further subdivision or an easement through the middle of the block.
Can I build a duplex or granny flat on this block?
We check the title and planning records for anything that would stop or restrict it, before you spend money on plans or granny flat approval. A planner or architect then confirms what you can build, and we can connect you with one.
What zoning is my property?
The zoning appears in the planning records we obtain for the land. Our report states the zoning and the constraints recorded against the property, and what they mean legally for your plan. Whether your development is permitted in that zone is a question for a town planner.
What does it cost?
A fixed price for your state, with the standard searches included: $990 in NSW, $850 in VIC, $890 in QLD and $830 in WA, including GST. Extra titles, extra dealings and express turnaround are fixed-price add-ons.
Do I need this if I already have the contract?
If the property is listed, the contract usually attaches the title and planning documents. We can use those where they are current. Our contract review is a separate service, and we credit $250 of this report against it if you go ahead.
What is not covered?
Planning and design advice, survey and boundary matters, building, engineering and environmental testing, the cost of services and developer contributions, valuation and financial feasibility, and tax or finance advice.
Can my SMSF buy a development site?
It can, but borrowing and development rules for SMSFs are restrictive. Ask us about our SMSF property services before you sign.
