Queensland property, handled by a property lawyer
Conveyancing in Queensland, Done Properly
Conveyancing is the legal process of transferring ownership of property from one person to another. In Queensland that process has its own contract, its own cooling-off rules and a seller disclosure regime that catches out the unwary — so local detail matters, whether you are buying a Brisbane apartment, a Gold Coast investment or a Sunshine Coast home.
At Corporate Legal, every Queensland conveyance is handled by a qualified property lawyer — not only a licensed conveyancer. We are an Australian firm that acts nationally and manages QLD property remotely: we review the contract before you sign, explain what you are committing to in plain English, run the searches your matter needs, and settle electronically on PEXA. Distance is no barrier — most Queensland matters are run entirely online.
That national footprint is exactly what interstate buyers and property investors want. If you are based in Sydney, Melbourne or Perth and buying in Queensland, you deal with one team that already knows the QLD process — and can just as easily handle your next purchase in another state.
Know before you sign
What’s Different About Buying in Queensland
Queensland does conveyancing its own way. These are the state-specific features we manage on every QLD matter — the rules that catch out buyers used to another state.
The REIQ Contract
Most Queensland sales use the standard REIQ contract — the Contract for Houses and Residential Land — with special conditions bolted on. We read those conditions closely, because that is where risk is shifted onto the buyer.
5 Business-Day Cooling-Off
QLD contracts usually carry a statutory cooling-off period of 5 business days, ending at 5pm on the fifth business day. If you terminate within it, the seller may withhold a penalty of 0.25% of the purchase price. Auction purchases have no cooling-off. Confirm the position — exceptions apply.
Seller Disclosure Statement
Queensland now has a seller disclosure regime: from 1 August 2025 a seller must give the buyer a statutory disclosure statement (and prescribed materials) before the contract is signed. We check disclosure was given and correct — confirm current requirements, as the regime is new.
Transfer Duty
Stamp duty in Queensland is “transfer duty”, administered by the Queensland Revenue Office, with concessions for eligible home and first-home buyers. Rates and thresholds change — we flag what may apply and point you to the Queensland Revenue Office to confirm.
Foreign Buyer Duty (AFAD)
Foreign buyers of Queensland property may face additional foreign acquirer duty (AFAD) on top of transfer duty. If a foreign person, company or trust is involved, we identify the issue early — the current rate should be confirmed with the Queensland Revenue Office.
Body Corporate
In Queensland the strata body is the “Body Corporate”. For units, townhouses and apartments we review the body corporate position — levies, sinking fund, by-laws and disputes — so you know what you are buying into.
Queensland rules are easy to miss from interstate — we handle them for you.

What Careful QLD Conveyancing Protects You From
Contract Traps
Special conditions added to the REIQ contract that quietly shift risk onto you, short timeframes and unusual clauses that a standard read misses. We find them before you sign.
Defective Seller Disclosure
If the seller’s disclosure statement is missing, late or wrong, your rights can be affected. We check disclosure was properly given before you commit — a live issue under Queensland’s new regime.
Cooling-Off & Finance Risks
Queensland’s cooling-off ends at 5pm on the fifth business day, and there is none at auction. Miss a cooling-off or finance deadline and you can lose money. We track every date so nothing slips.
The Wrong Buying Entity
Buying in the wrong name — individual, company, trust or SMSF — can mean paying transfer duty twice. We confirm the structure before the contract is signed.
Body Corporate & Property Problems
Underfunded sinking funds, special levies, disputes, unapproved structures and easements that proper searches and a body corporate review reveal — so there are no surprises after settlement.
Adjustment & Settlement Errors
Rates, land tax, body corporate levies and rent are all adjusted at settlement, and a late settlement can trigger penalty interest. We check the figures and coordinate everyone so it happens on time.
Send us the Queensland contract before you sign — that’s where the risk lives.
