🔄 How Our Leasing Process Works

🏡 For Landlords (Lessors)

  1. Buy Online or Book a Consultation
Engage us online or book a call to discuss your leasing needs. We’ll send you an intake form to collect key details about the property and agreed terms. If a Heads of Agreement has already been signed, we’ll review that first.

  2. We Draft the Lease
We prepare a lease tailored to your property and the negotiated terms. We ensure compliance with commercial leasing laws, and with retail leasing legislation where applicable.

  3. We Liaise with the Tenant’s Representative
We send the lease to the tenant or their solicitor and respond to any requested amendments or clarification questions — always working to balance protection and commercial reasonableness.

  4. Final Signing and Registration
We assist with the final execution of the lease by all parties and attend to lease registration with NSW Land Registry Services where required.

🧾 For Tenants (Lessees)

  1. Buy Online or Book a Consultation
You can engage us directly online or book a consultation first. We’ll send you a short intake form and request a copy of the Heads of Agreement (if signed).

  2. We Review the Lease and Provide Advice
We review the draft lease and provide detailed advice in plain English, explaining risks and your rights — particularly in relation to rent, outgoings, repairs, and permitted use.

  3. We Negotiate Amendments
We draft a formal letter to the landlord or their solicitor with your proposed changes or clarification requests, and negotiate where needed to protect your position.

  4. Final Signing and Registration
We assist with final execution of the lease and, if applicable, register the lease with the NSW Land Registry Services.

Frequently Asked Questions

  • We’ll request a copy of the Heads of Agreement and use it to guide the lease review or preparation process. It’s essential that your lease terms reflect the commercial understanding reached.

  • A commercial lease is a lease of property used for business purposes that doesn’t fall under retail leasing legislation. Common examples include warehouses, offices, medical suites, and industrial properties.

A retail lease is a type of commercial lease that is governed by the Retail Leases Act, and generally applies when the premises are used to sell goods or services directly to the public. Retail leases have mandatory disclosure obligations, minimum terms, and additional tenant protections.

We’ll confirm whether your lease qualifies as retail or general commercial and advise you accordingly.

  • Yes — we act for both tenants (lessees) and landlords (lessors). Our fixed-fee service is available for either side and is tailored to your position, whether you’re entering into, reviewing, or preparing a lease.

  • Yes - we assist with lease registration in NSW as part of our fixed-fee service.

In NSW, commercial or retail leases must be registered if:

    • The lease term is 3 years or longer (including any options), or

    • The parties require registration for finance, enforcement, or to formalise priority

We prepare the documents, lodge them with NSW Land Registry Services, and manage any follow-up requirements to ensure the lease is correctly recorded on title.

  • Yes — we regularly assist with incentive deeds, licence agreements, and agreements for lease, which are common in commercial leasing transactions. These documents are used to record special arrangements such as rent-free periods, early access before lease commencement, or conditions that must be met before the lease is granted.

However, these documents are not included in the $2,299 fixed fee for our standard leasing service. If you require any of these additional agreements, we’re happy to provide a separate quote tailored to your matter
